Marketing your Rental Property
We initiate a Property management agreement that allows us to work in your best interest to secure a tenant for your property in a very timely manner.
We advertise the client’s property on our web site at no cost.
We enter your property into the Multiple Listing System, which is a tool used by real estate agents to market properties at no cost to you.
We place ads in the Newspaper and Greensheet, which are effective advertisement tools that do incur a cost to you.
We utilize area flyers and signs, which are very effective advertising tools at no cost to you.
 
Administration Duties
We provide quarterly or annual statements depending on client’s preference.
We make copies of all work orders and receipts, and they are kept on file to be distributed quarterly or at the client’s request.
We can mail, fax, or e-mail monthly statements depending on the client’s preference.
 
Applications and Leasing Process
We file completed lease applications, along with handling the entire leasing process.
We handle the screening of potential tenants by checking credit worthiness, employment verification, and references.
We draw up legal binding lease agreements with your desired guidelines.
We provide copies of all print material to our clients.
 
Tenancy
We collect rent monies and deposit them to owner in a timely manner minus any expenses (we are the link between the owner and tenant)
We distribute all notices and asses all late payment charges.
We handle the eviction process & notices.
We have random internal inspections of the properties in the presence of the tenant.
 
Optional Services
Mortgage and Utility Payments
Payments for mortgage, Utilities, HOA, and any other pertinent property requirements can be done at owner’s request.
Payments will be deducted from owners account balance automatically on a monthly basis .
Pet deposits are additional to the standard deposit amount.
All deposits are maintained in a trust account.
Deposits will be returned once a final inspection is done and damages are repaired.
 
Repairs and Maintenance Service
Set up home warranties if desired ($350-$400 annual cost).
All repair and maintenance services are performed by outside vendors and contractors.
We maintain a complete list of vendors who provide quality service at a low cost.
We place ads in the Newspaper and Greensheet, which are effective advertisement tools that do incur a cost to you.
Written estimates are obtained for vendors for comparison purposes.
Owners approve all estimates prior to work being done.
We conduct an inspection of all work done once work is completed.
Fees

Real Estate Diversity Group Management Services fee is 10% of monthly rent to maintain a client’s property, not to exceed a max of $175 per month.

  • Example1: Rent amount is $1000 then the monthly service cost would be 10%
    of $1000, which is $100.
  • Example2: Rent amount is $3000 then the monthly cost would be $175 because
    10% of the monthly rent exceeds the max of $175 per month.

Real Estate Diversity Group Management Services will handle the process of placement of any advertisements in print media at no cost; however, the client will be responsible for the cost of the ad.


Real Estate Diversity Group Management Services does not charge the client for entering their rental property into the MLS system; however, the details of commission will be explained to the client.
